The $399 pays for the ad designs, setup, management, lead page and reports. The ad budget is separate. It is prepaid, and card processing comes out of it, so a little less than the full amount reaches Meta. Month to month. Cancel any time.

What we can and can't do
Your Instagram, advertise only
The ads run from your account through a permission that only covers advertising. You can revoke it any time. We can't post to your feed and we can't message anyone.
Reach by distance, not by person
Ads reach people within a radius of your listing, 15 miles at minimum. Your description of the likely buyer shapes the look and wording of the ads. It doesn't choose who sees them.

Will I get leads? How many?
We can't say. Results vary by listing, price and area. Online real-estate leads usually take months of follow-up before they turn into clients, so treat this as a way to start conversations, not a sure thing.
Who sees my ads?
People within a radius of your listing, at least 15 miles. Meta's rules for housing ads don't allow choosing people by age, gender, ZIP code, neighborhood, income or family status, and we don't. What you tell us about your likely buyer shapes the pictures and words in the ad. It doesn't decide who is shown it.
Do the ads run from my Instagram?
Yes, from your own account. You give us an advertise-only permission, and you can take it back any time in your Instagram settings. We can't post to your feed and we can't message anyone.
How does the ad budget work?
You choose $300, $600 or $1,000 a month, at least $300. It is prepaid with your monthly fee. Card processing comes out of it, so about $291 of $300 reaches Meta. If the budget runs out, the ads pause.
Can I cancel?
Yes, any time. There is no contract. It is month to month, and the ads stop when you cancel.
Do I need a listing video?
No. The ad designs are images and they are included. If you want a video too, it is $97 each, or $249 for three.
